The National Short-Term Rental Registration Scheme

The UK government has introduced a mandatory registration scheme for all short-term lets in England. Under the scheme, properties let for more than 30 nights per year to guests must be registered with the local authority. Registration includes a mandatory safety check and costs a nominal administration fee.

Scotland and Wales have their own licensing regimes, both of which have been in force for longer and carry stricter enforcement provisions.

Planning Permission

In many London boroughs and a growing number of other local authority areas, converting a primary residence to a short-term let for more than 90 nights per year requires planning permission. Outside London, planning rules vary significantly — always check with your local planning authority before starting.

  • London: 90-night annual cap for primary residences without planning permission
  • Edinburgh: licensing required; short-let control zones restrict new permissions
  • Wales: all operators must hold a licence; inspections required
  • England (outside London): registration mandatory; some areas have additional conditions
